Prior to the various Tier level led restrictions and Lockdowns buyers would often commence their property search by looking at the specs of a property online, seeing a 3D tour and follow it up with a viewing in person.

With Covid-19 and associated changes in government guidance, we have seen significant changes in buyer behaviour through 2020 and now in 2021 too, and we invested early in 2020 to adopt and embrace more technology to facilitate these changes. Our aim has been to  provide our clients with the same level of service they are accustomed to, in order to allow them to make sound investment decisions.

A positive trend to note is that the interest in purchasing property has remained the same but there has been a noticeable increase in the use of our 3D image facilities as well as a surge in buyers requesting ‘Virtual Viewings’ in lieu of in person viewings.

Here are 3 main changes we made:

1. Live-Link Viewing

All our viewings for commercial and residential properties are conducted via live video chat link. This is to ensure that our current and future clients, can continue to conduct business and take advantage of investments, without having to compromise their safety or the safety of others. The live-link viewings are arranged at an agreed time and will be as detailed and thorough as personal viewings – our team will be sure to show every inch of the property. These viewings can be done either via Skype, Signal or Zoom, depending on the applicant’s preference.

2. Detailed Videography and Photography

We only use high-res videos and photographs for each property. These are sent to the applicant after the live-link viewing has been completed. These work to not only keep the property fresh in the buyer’s memory, but also enable them to accurately reflect on the property either by themself, or with their partner.

3. Online Meetings Only

Additionally, all face-to-face meetings between our team and our clients are limited, in order to respect the social distancing guidelines, set out by the Government. These meetings are mostly  conducted at an agreed time and via preferred online platforms Skype, Signal or Zoom.
